The results of this phone survey will be used to improve our move in processes and determine what more we can do to entice a tenant to renew their lease year after year.
Data Analytics Project: Complex Property Mgmt Company needing assistance!
The field of Property Management is complex, and traditionally is a very "paper" heavy industry with contracts, leases, condition reports and other manual types of documents. Since COVID, our company went to a remote employee model, with many team members in different locations and even, different countries. We require students or a team of students to analyze several of our current software platforms. Once analyzed, reports can be generated that gives Senior Management data that will indicate the overall accuracy of the information being recorded into these platforms. There will also be an opportunity to modify any errors detected, which will then improve the record keeping and efficiency of our internal training and data processes. The scope of this project will entail: At the Project Coordinator's direction, students will systematically analyze targeted data platforms Students will record the errors they find in a spreadsheet format which will eventually be converted into a final report Students will track overall accuracy with the end goal of being able to calculate a percentage of overall accuracy for record keeping If time permits, there will be other projects and platforms that may need further analytics

In the field of Property Management it is extremely difficult to create happy customers, due to the complex nature of collecting rent, midnight maintenance emergencies and other delays due to the volume of communication that occurs. While Upper Edge Property Management has a social media account on Facebook and Instagram, we only post about once per week, and it is only a weekly instructional property management video for landlords. We need to engage our tenants to foster a feeling of community and we feel having regular "feel good" type posts on Facebook and Instagram is necessary. Our goal is to have a student create a social media marketing plan for Facebook and Instagram, specifically catered to tenants, with the aim of engaging them to feel like they are appreciative to be living in a property managed by Upper Edge.

The issue is some of our older files still exist in a filing cabinet in our office located in Winnipeg, Manitoba and needs to also be digital and in our servers, so our remote employees can access them. The scope of this project will entail: Going through a property's folder in our filing cabinet, verifying the types of documents in it All documents will be verified to be scanned, the others can be shredded Scan the documents, upload them into our Dropbox server Upload certain critical documents into our Property Management Software (lease, lease renewals, condition reports)
Facebook Research Project - Build a spreadsheet of common FAQs
The field of Property Management is complex, and it takes an extremely long time for an employee to gain the knowledge necessary to be comfortable enough to answer questions from tenants and owners. Our company is developing a mobile app to engage our staff and need content for this app. Therefore we need someone to research the most commonly asked questions by landlords on several Facebook real estate investment groups, and record those results into a spreadsheet. This will involve: Conduct research of existing Facebook and other internet resources (example: Bigger Pockets) for the most commonly asked questions by self-managing landlords Create a table of these Q&A and FAQs Rank each entry according to the most popular/common questions asked.
Basic Website needed for new Investment Division of Property Mgmt Company
Although we have an established website for our management company, we are expanding our services to attract capital investors. We need a brand new separate website, only 4 to 5 pages, focusing on our Founder's experience in Real Estate investing. The website will be informational and contain a Contact Us page. Students should be prepared to: Create a design proposal including wireframes or low-fidelity mockups for our company's review. Build a fully-functioning website, with our assistance in providing content and copy. Provide training on updating and maintaining the site.
Create Metrics Dashboard via API Access for Property Management Company
Upper Edge manages over 700 units, tenants for approximately 375 separate real estate investors. As such, the field is extremely complex and due to the variety of issues a staff member deals with on a daily basis, it is sometimes difficult to see if the company is achieving its targets. Our management software vendor has an open API for which we have been granted access. Our company would like to explore designing a prototype for a dashboard, either on a website or mobile app that our staff can see live data displaying our KPIs (key performance indicators), using the API to retrieve this information
Create Mobile Q&A App as a Staff Resource in our Property Mgmt Company
The field of Property Management is complex, and it takes an extremely long time for an employee to gain the knowledge necessary to be comfortable enough to answer questions from tenants and owners. Our company would like to explore designing a prototype for a native mobile application that our staff can use to assist them in answering property management questions. This will involve: Conduct background research of existing mobile Q&A-type applications to see if there are parallel products with an ideal UI that can be applied to this particular project Taking a table of our Q&A and FAQs, and translate them into the mobile application Design the application in such a way that training staff can add and expand the knowledge base at a later date. Creation of a screen by screen UX / UI prototype of a native mobile application which can be used on both iOS and Android.
Develop AI Workflows for Property Management Maintenance Department
Our maintenance department services over 700 tenants/rental units and utilizes a technology platform to organize all of its maintenance, including a new Workflows feature. We would like your students, within our current software platform, to develop a set of workflows that reacts to specific keywords when the tenants are creating a Maintenance Ticket. For example, if a tenant indicates they have no power, the workflow response will ask the tenant to check their fuse or breaker panel, or if they have a water leak, the workflow response will tell them to turn off the main water supply to that fixture, etc.

Virtual Internship Opportunity: Marketing and Google Presence
Property management companies, like any other industry, is judged on it's reputation, specifically Google Reviews. Upper Edge Property Management has more Google reviews than it's competitors and has always had at least a 4.0 or higher rating. Recently, due to a temporary lapse in service levels, coupled with some vindictive past residents upset with security deposit refunds, we have slipped to a 3.9 and are only one or two 5 star reviews away from reaching that coveted 4.0 goal. Despite our best efforts and also faced with a lack of time, the 3.9 rating is now affecting our ability to attract new clients.
